Cookie Policy

This Cookie Policy explains how Joatani Inc. (“Joatani,” “we”) uses cookies, pixels, tags, local storage and similar technologies (together, “cookies”) on joatani.com, openhouse.joatani.com and the other Joatani Services. It is part of our Privacy Policy, which explains your rights and how to contact us.

1. What cookies are

Cookies are small files or pieces of code that a website stores on, or reads from, your browser or device. “First-party” cookies are set by us. “Third-party” cookies are set by another company when you visit our site. Pixels and tags are small pieces of code that send information about your visit to the company that provides them.

3. Where we use them

  • Our marketing website (joatani.com): sets no cookies today. Cloudflare may set a security cookie (__cf_bm) if its bot protection is triggered. Cloudflare Web Analytics sets no cookies, and our web fonts load from Google Fonts (Section 5).
  • The open house app (openhouse.joatani.com), including the logged-in app: only the cookies or local storage needed for sign-in and security, and to remember your settings if the app offers them. No analytics or advertising cookies.
  • Open house sign-in pages and public listing pages: strictly necessary cookies only. We never place analytics or advertising cookies on these pages, because the information visitors enter there belongs to the agent or brokerage hosting the open house. If we show Sponsor ads on these pages, Joatani serves them without Sponsor or ad-network cookies or pixels, and Sponsors receive only total counts of views and clicks, never who viewed or clicked, unless a visitor asks a named Sponsor to contact them (Privacy Policy, Section 8). If you click a Sponsor ad and go to the Sponsor’s own website, its cookie and privacy policies apply there.

4. Your choices

  • No sale or sharing. We do not sell or share personal information and do not use advertising cookies, so there is nothing to opt out of today. If that changes, we will update this policy first, ask for your permission before setting advertising cookies, and add a “Do Not Sell or Share My Personal Information” link.
  • Global Privacy Control. We honor Global Privacy Control (GPC) signals as a request to opt out of any sale or sharing (Privacy Policy, Section 5).
  • Browser settings. You can block or delete cookies in your browser settings, but parts of the Services may not work properly.

Browser settings apply only to the browser and device you set them on, and may be lost if you clear your cookies.

5. Third-party services

Our marketing website loads web fonts from Google Fonts, so Google receives your IP address and basic browser information when the page loads; it does not set cookies for this. Cloudflare, which delivers and protects our websites and provides our web analytics, processes similar technical information for us as our service provider. We do not let advertising networks or social media platforms place cookies or pixels on our sites.

6. Do Not Track

We do not respond to browser “Do Not Track” signals because there is no common standard for them. We do honor GPC.

7. Changes and contact

We may update this Cookie Policy and will change the “Last updated” date when we do. If we add analytics or advertising cookies, we will update this policy before we use them. Questions: privacy@joatani.com.
